We offer a wide array of products to help you sell more homes including Conventional, Jumbo, FHA, VA, USDA, Bond Loans, and Reverse Purchase – all processed, underwritten and closed in-house. As a direct seller to Fannie Mae, Freddie Mac and a Ginnie Mae issuer, our processes are simplified and overlays are minimal.
Extended Rate Locks
On Q’s Extended Rate Protection program gives builders an attractive program for buyers.
Extended Rate Locks enable qualified homebuyers to lock in a rate at the time the loan application for a new, unfinished home. Extended Lock options offer up to a 360-day lock-in period; on a variety of Agency and Non-Conforming Products. Qualified buyers receive a ceiling on the interest rate with the option to float down to a lower market rate at time of closing. The program protects the builder’s investment from rising rates, mitigates pipeline fallout, ensures that the property stays within the buyer’s financial reach, and reduces the risk of your inventory being held off market for an unqualified buyer.

In-House Condo Project Approvals
In addition to traditional building projects, On Q has a specialized in-house condo team who has been working together since 2010. On Q makes it their priority to overcome objections found by other lenders, complete with outside legal support and direct lines of communication to Freddie and Fannie.
